The restoration of two houses, 1403 and 1405 Pennsylvania Avenue on Pittsburgh's North Side, reflect PHLF's longstanding commitment to maintain quality affordable housing in historic neighborhoods. The houses are now available for sale to individuals whose income does not exceed 120 percent of the area’s median income. Lending For Historic Preservation
As the lending arm of PHLF, Landmarks Community Capital Corporation (LCCC)—a non-profit subsidiary— advances the cause of preservation by extending loans to projects that facilitate renovation activities in historic neighborhoods throughout the Pittsburgh region.
Among the projects we financed recently was a $200,000 loan to RTH Investments LLC, an affiliate of Rising Tide Partners, to acquire and complete the renovation of a triplex on Flowers Avenue in the city neighborhood of Hazelwood. This project was funded in part by a grant from 1772 Foundation in the amount of $50,000.
This building, pictured here in a before-and-after, was for a short period of time the home of legendary Pittsburgh author August Wilson. The building was renovated on an affordable rental basis for families in the Hazelwood community that have experienced homelessness.
Certified by the United States Department of the Treasury as a Community Development Financial Institution (CDFI), LCC makes sixty percent of its loans in low-to-moderate-income neighborhoods to either for-profit or non-profit developers.
